Wrexham A.F.C. has submitted a planning application to expand the public space around its new Kop Stand at the STōK Racecourse. The club lodged the application with Wrexham County Borough Council this week, as first reported by The Leader Wrexham. This move aims to create a larger and more cohesive public realm to serve supporters and visitors, aligning with the club's current Championship status. Wrexham sit 11th in the table with 5 points from their opening four games, scoring six goals and conceding four.
What does the new planning application seek?
The application seeks a change of use for additional land on either side of Crispin Lane. This land would be incorporated into the public realm strategy for the stadium development. Detailed proposals for landscaping and layout will follow in a separate submission to discharge planning conditions. Planning consultants Savills stated the expanded area would help provide a well-defined, welcoming, safe and inclusive space linked to the new stand and the wider Wrexham Gateway regeneration project.
Chris Potts, director of planning at Savills, said the new stand would have a "transformational effect" on both the football club and the city. In a supporting letter to the council, Potts added that the development would help the STōK Cae Ras accommodate future international fixtures. The public realm strategy is seen as an important part of the project's overall success.
How has the Kop Stand project evolved?
The original permission for a replacement 5,500-seat Kop Stand was granted in January 2023. That vision was first conceived when Wrexham AFC were competing in the National League. Subsequent promotions in 2023 and 2024, followed by a rise to the Championship in 2025, accelerated ambitions. The club has since submitted plans to increase the stand's capacity to 7,750 seats. Earlier planning approvals also removed restrictions on hospitality use and approved design changes.
Discussions have taken place with the Welsh Government and Wrexham University to secure the additional land adjacent to the existing development site.
